The roller garage door
in Luxembourg
The roller door is the ultimate solution when space must be freed up 100%: no ceiling rails, no side clearance, the curtain rolls into a compact box above the opening. This guide covers how to choose between the Hörmann RollMatic, the RollMatic T and the RollMatic OD (its up-and-under ceiling-track cousin), all suited to Luxembourg's most constrained garages.
The advantages of the roller door
The roller door works like a roller shutter: double-skin aluminium slats filled with polyurethane foam roll into a compact box above the opening. It is the only door that completely frees the ceiling and side walls - a decisive advantage in urban garages and underground car parks in Luxembourg.
| Type | Main advantage | Space required | Ideal for |
Roller | Zero footprint (no ceiling or walls) | Box 290-335 mm above lintel only | Small urban garages, underground parking, cluttered ceiling |
Sectional | Best insulation (LPU 67 Thermo: U 1.0 W/m²K installed door) | Horizontal ceiling rails | Garage adjoining living spaces |
Up-and-over | Controlled budget | External overhang ~1 m | Detached garage, village house |
Side-sliding | Partial pedestrian opening | Lateral wall clearance | Frequent foot access, cluttered ceiling |
Side-hinged | Traditional aesthetics | Large external swing | Character houses, renovated Ardennes farms |

Traditional aesthetics
« The roller door is what you choose when you truly have no space left: ceiling too low for sectional rails, exposed beams, suspended water tank, or underground parking. The RollMatic rolls into just 290 mm above the opening - nothing more. It's the only door that leaves you 100% of the interior space. »
The 6 essential criteria
Before choosing a roller door, these 6 criteria determine whether the RollMatic suits your garage and which variant to pick. Our technicians check them during the free home visit in Luxembourg.
Lintel height & box
The roller door needs a flat, load-bearing lintel to fix the roller box. The RollMatic requires 290 mm of headroom (335 mm for doors over 2,300 mm high). The RollMatic OD needs only 60 mm because it is not a roller door but an up-and-under door: its curtain runs under the ceiling instead of rolling up. This is criterion #1: with less than 290 mm of lintel, a roller door is not suitable and the RollMatic OD becomes the alternative.
Spring-in-spring technology
This is the exclusive Hörmann Feder-in-Feder patent: a safety spring sits inside the main tension spring. If the main spring breaks through wear, the inner spring holds the curtain in position: it cannot fall. Together with the twin cables and the storm anchors fitted as standard, it is one of the RollMatic's key strengths.
Slat thermal insulation
The RollMatic's double-skin aluminium slats are filled with polyurethane foam. Hörmann does not publish a U-value for the RollMatic, but it insulates far less than an LPU 42 sectional door (U = 1.3 W/m²K, installed door). The roller door is perfect for unheated detached garages and underground car parks. For a garage adjoining living rooms, the sectional door remains recommended.
Integrated motorisation
The RollMatic comes with its standard operator, mounted outside the roller box: 650 N, up to 11 cm/s opening speed, 25 cycles per day, with a BiSecur HSE 4 BS hand transmitter. The RollMatic T has a tubular motor inside the roller axle (minimal footprint, only 75 mm side clearance). The RollMatic OD, an up-and-under door, is driven by a ProMatic fitted on the horizontal track. All are controlled by BiSecur radio.
Installed budget
The price of an installed RollMatic in Luxembourg depends on model, dimensions and options (Decograin colours, glazing). The standard RollMatic is the most accessible; RollMatic T and OD are slightly more expensive due to their specialised motors. Old door removal and installation included, on free quote.
Colours & finishes
16 standard colours, plus Golden Oak and Rosewood woodgrain finishes in Decograin or Decopaint for a natural wood look. Glazed elements are available as an option to let light through. This colour range makes it easy to match existing windows and gates - an important detail for contemporary Luxembourg homes.
RollMatic, RollMatic T, RollMatic OD
The 3 models of the RollMatic range compared side by side: two roller doors (RollMatic and RollMatic T) and one up-and-under door (RollMatic OD), with different operators and installation requirements.

Insulation & thermal performance
Thermal insulation is not the roller door's strong point. Its double-skin aluminium slats are filled with polyurethane foam, but Hörmann does not publish a U-value for the RollMatic: its curtain insulates far less than a sectional door with 42 or 67 mm panels. As a benchmark, an LPU 67 Thermo sectional door achieves U = 1.0 W/m²K (installed door), or 0.91 W/m²K with the optional ThermoFrame.
This isn't a flaw per se: the roller door isn't designed for heated, adjoining garages. It excels in underground car parks, detached unheated garages, and urban garages where space takes priority over thermal performance. In these settings, its level of insulation is more than adequate.
To reduce draughts, the RollMatic integrates side brush seals and a flexible bottom seal that limit air infiltration. If your garage is adjoining and you want better insulation, go for an LPU 42 sectional door (U = 1.3 W/m²K, installed door).

Double-skin aluminium slats with side brush seals. Thermal insulation is moderate (Hörmann publishes no U-value) but sufficient for an unheated garage or underground car park.
« The roller door isn't the best-insulated door - but it gives you the most space. If your priority is freeing the ceiling for storage, lighting or a car lift, the RollMatic is unbeatable. It's also our #1 recommendation for underground car parks in Kirchberg and Cloche d'Or. »

The 9 most common problems on a Hörmann RollMatic roller door, with probable cause, solution and intervention level. Cases marked "URGENT" concern tension springs - never attempt DIY.
| Problem | Probable cause | Solution | Level |
| Door won't open | Remote (flat batteries), receiver unplugged, motor in safety mode (obstacle detected), power supply cut. | Change remote batteries, check motor power supply, press wall button. If motor hums without moving: don't force it, cut power and call a pro. | DIY possible |
| Door stops halfway | Obstacle in guide rails, jammed roller, misadjusted limit switch, deformed slat. | Visually inspect rails (leaves, gravel, cobwebs), clean. Check no slat is bent. If nothing visible: motor diagnosis needed. | Pro recommended |
| Door closes immediately after opening | Safety sensor activated (obstacle detected), limit switch misadjusted, tension spring slack. | Check nothing is blocking closure. If no obstacle visible: tension spring may be slack, call a pro. | Pro recommended |
| Creaking noise during rolling | Dry slats, worn side seals, roller axle needs lubrication. | Lubricate roller axle with silicone spray (never WD-40), clean side guides. If noise persists: replace brush seals. | DIY possible |
| Door rises unevenly / crooked | Slat jammed in guide, tension spring unbalanced on one side, roller axle bent. | STOP IMMEDIATELY. Do not continue operation. Tension springs are under pressure. Urgent technician call-out. | URGENT - Stop |
| Sharp bang during opening | Tension spring snapping (normal wear over time), slat come out of guide. | STOP IMMEDIATELY. The Feder-in-Feder system keeps the curtain safe, but the spring must be replaced by a technician. Do not use the door. | URGENT - Stop |
| Strong draught at sides | Side brush seals worn or missing, roller box not sealed, bottom slat deformed. | Replace brush seals (standard Hörmann part). Check box sealing. If slat deformed: replacement quote needed. | DIY possible |
| Remote no longer works | Flat batteries, remote unpaired, BiSecur receiver faulty, radio interference. | Change batteries. Re-pair via P button on BiSecur receiver. If unsuccessful: receiver diagnosis. | DIY possible |
| Condensation under roller box | Large temperature difference between garage and outside, insufficient ventilation. | Check garage ventilation. If condensation persists: add insulation around the box or use a dehumidifier. | DIY possible |

Maintenance routine
A RollMatic roller door lasts 15 to 20 years with proper maintenance. The routine is simple because there are few moving parts, but slat cleaning and brush seal inspection are critical.
Slat & sensor cleaning
Damp microfibre cloth (soapy water) on visible slats in lowest position. Clean safety sensors at bottom of rails. Never use a pressure washer.
Roller axle lubrication
Silicone spray on the roller axle (visible inside the box) and side guides. A few seconds are enough - do not oversaturate.
Brush seal inspection
Inspect side brush seals: wear, tear, dust build-up. Replace if bristles are flat or missing - the main source of draughts.
Full inspection
Safety test (obstacle during closing: door must reverse), visual inspection of tension springs (without touching), box and wall fixing check, slat cleaning with neutral soap.
Recommended products
- Technical silicone spray (Hörmann or equivalent)
- Soft microfibre cloth
- Diluted neutral soap (slats only)
- Replacement brush seals (consumable part)
- Vacuum with narrow nozzle (box cleaning)
Absolutely avoid
- WD-40 (attracts dust, clogs slats)
- Thick grease (sticks mechanisms and blocks rolling)
- Pressure washer (damages seals and slat paint)
- Solvents, white spirit, acetone (damages aluminium coating)
- Dismantling tension springs (risk of serious injury)
What you can do yourself
A RollMatic roller door contains permanently tensioned springs. The patented Feder-in-Feder (spring-in-spring) system protects against curtain fall, but doesn't replace caution. Here's the clear split between safe maintenance and professional intervention.
You can do this
- Clean slats and guidesDamp cloth and neutral soap. No tension involved, completely safe. Dry thoroughly.
- Lubricate roller axleSilicone spray only, a few seconds. Cut motor before any intervention.
- Change remote batteriesStandard CR2032 or AAA battery depending on model. Close housing without forcing.
- Replace side brush sealsStandard clip-in part. Slides into the guide profile. Replacement in 5 minutes.
- Clean safety sensorsDry microfibre on cells at bottom of rails. This is the #1 fault in winter.
- Monthly safety testLight obstacle (cardboard) on the ground during closing: the door must reverse automatically.
Never without a pro
- Dismantle tension springsThe springs store considerable energy. Feder-in-Feder protects, but dismantling remains dangerous.
- Re-tension a springRequires specialist tools and precise curtain calibration. Never as DIY.
- Replace an aluminium slatRequires partial curtain dismantling and spring re-tensioning. Professional intervention.
- Open RollMatic motor housingElectrical circuits, proprietary Hörmann programming, limit switch calibration.
- Straighten a bent roller axleAffects entire curtain balance. A poorly straightened axle worsens slat wear.
- Force the door manuallyIf the door is jammed, never force it. Risk of deforming slats and breaking springs.
Warning - tension springs
The tension springs of a roller door store the equivalent of several hundred kilos of force. The Hörmann Feder-in-Feder system protects against curtain fall in case of breakage, but inexpert manipulation remains dangerous. If your door is crooked, you hear a sharp bang, or it no longer opens: stop immediately and call a certified technician.
