The up-and-over garage door
in Luxembourg
Less glamorous than the sectional door but often more practical: the up-and-over garage door remains the rational choice for a detached garage, a village house or an economical replacement. This guide covers Hörmann Berry N80 models, selection criteria and real usage constraints in Luxembourg.
The advantages of the up-and-over door
The up-and-over garage door has not disappeared - it remains the rational choice for specific situations: detached garage, large clearance in front, constrained budget, straightforward replacement. Here is how it compares to the other types we install in Luxembourg.
| Type | Main advantage | Space required | Ideal for |
Up-and-over | Robustness and controlled budget | Outswing ~1 m | Detached garage, village houses, large front clearance |
Sectional | Best insulation (LPU 67 Thermo: U 1.0 W/m²K installed door) | No outswing | Garage adjoining living rooms |
Roller | Maximum space saving | Curtain in lintel box | Small urban garages, low lintel |
Side-sliding | Partial pedestrian opening | Side wall clearance | Frequent pedestrian access, cluttered ceiling |
Swing | Traditional aesthetic | Large outswing | Character homes, renovated Ardennes farmhouses |

« The up-and-over door is not a default choice - it is the right choice when your garage is detached, you have the outside clearance, and budget matters more than thermal performance. In those cases, the Hörmann Berry N80 remains a safe bet. »
The 6 essential criteria
Before choosing an up-and-over garage door, these 6 criteria determine the suitability of the choice and the durability of the installation. Our technicians review them during the free visit in Luxembourg.
Front clearance
This is the number 1 criterion for an up-and-over door. When opening, the panel swings out and protrudes approximately 1 metre to the front. If your pavement is close, your driveway slopes, or a vehicle may be parked in front, the up-and-over door is not suitable. Allow at least 1.5 metres of flat clearance.
With or without insulation
The Hörmann Berry N80 leaf is single-skin sheet steel: uninsulated, its U-value is 6.5 W/m²K. On certain designs (3 ribbed designs and cassettes 971 to 979), two insulation options can be fitted to the back of the leaf: 20 mm insulating panels (U = 2.1 W/m²K) or 25 mm Hörmatherm insulation (U = 1.9 W/m²K). The insulation option costs a little more (priced in a free quote) but sharply reduces heat loss and draughts. For an unheated garage in Luxembourg, the basic version is enough. For an attached garage or a workshop in use, the insulation option is the rational choice.
Spring balancing
The multiple-spring system is the mechanical heart of the Berry: it balances the leaf, which pivots on two lever arms. If poorly adjusted, it prematurely wears the leaf, arms and operator - and can become dangerous. The springs are wear parts: their life depends on the number of cycles. Simple balance test: at mid-travel, the door should stay put without dropping or rising. Check it at the annual service, and never adjust it yourself.
Budget
This is the main advantage of the up-and-over door: an installed Hörmann Berry N80 costs significantly less than an equivalent sectional. For a detached garage with no thermal requirements, the saving is significant and often justifies the choice. Price on free quote, depending on dimensions and options.
Berry N80 panel designs
The Hörmann Berry N80 is available in six ribbed designs (902 with vertical ribs, 957, 968, 984 and 985 with wide ribs, 990 in herringbone) and in cassette designs (971 to 979). Design 902 is the only one that can take a wicket door; the other designs are combined with a separate side door. Single-skin steel leaf, Hörmatherm insulation optional.
Rail-mounted operator
Like sectional doors, Berry up-and-over doors are automated with a ceiling-mounted rail operator: ProMatic 4 (650 N, 20 cm/s) or SupraMatic 4, or the battery-powered ProMatic 4 Akku (optional solar module) for garages without mains power. All are controlled by BiSecur radio; connection to Apple Home, Alexa or Google Home goes through the optional WLAN Gateway. The central rail stays discreet and leaves most of the space above the vehicle free.
Up-and-over, sectional or roller
The 3 main types we install in Luxembourg head to head. The up-and-over excels on budget and robustness but loses on insulation and front clearance.

Insulation & technical options
Up-and-over doors have historically offered poor insulation. A steel Berry without the insulation option has a U-value of 6.5 W/m²K - more than 6 times worse than an LPU 67 Thermo sectional door (1.0 W/m²K installed). For a garage adjoining a heated house, this shortfall is a deal-breaker.
Hörmann offers two insulation options for the Berry, fitted to the back of the leaf: 20 mm insulating panels (U = 2.1 W/m²K) or 25 mm Hörmatherm insulation, which reaches U = 1.9 W/m²K (3 ribbed designs and cassettes 971 to 979). It is not on a par with a sectional door, but it is enough for a detached unheated garage where you simply want to stop draughts. The cost of the insulation option is set out in a free quote.
As optional extras, Hörmann offers: a reinforced bottom seal, a rubber draught-proof threshold, and a cylinder lock with European anti-drill protection. These 3 accessories are often more cost-effective than over-insulating a standard up-and-over door.

EPDM perimeter seal and draught-proof threshold: the 2 accessories that most improve the weathertightness of an up-and-over door at low cost.
« For a detached garage or a village house on a tight budget, the insulated Berry N80 up-and-over door delivers most of the benefits of a sectional door for a much lower budget. The real deciding factor is not absolute performance but suitability for your actual use. »
Budget & price tiers
The up-and-over door covers 3 clear tiers: entry-level (single-skin, manual), standard (insulated, motorised), and the step up to the RenoMatic sectional if budget allows. Fitting and removal systematically included, Hörmann manufacturer's warranty of up to 10 years on the door and 5 years on the operator (subject to Hörmann's conditions).

Get my precise quoteDiagnosing common faults
The 9 most common problems on an up-and-over door, with likely cause, solution and level of intervention. Cases marked « URGENT » mainly concern the balancing springs and their fixings - never handle them yourself.
| Problem | Likely cause | Solution | Level |
| The door has become very heavy to open | Balancing springs slack or fatigued, compensation cable loose (depending on the model), horizontal axle seized from lack of lubrication. | Lubricate the shaft with silicone spray. If the door remains heavy: a technician must re-tension the spring or replace the cable - never attempt DIY. | Pro recommended |
| The door slams shut violently | Balance out of adjustment, spring slack or broken: the panel is no longer balanced and drops under its own weight. | STOP IMMEDIATELY. Do not close the door manually (crush risk). Call a technician urgently to rebalance the door. | URGENT - Stop |
| Compensation cable has snapped | Steel cable worn by repeated friction, corrosion, or a blow during forced manual operation. | STOP IMMEDIATELY. The cable compensates for spring tension - without it, the spring can release violently. Professional intervention mandatory. | URGENT - Stop |
| Loud squealing when opening | Dry horizontal shafts, worn side rollers, unlubricated central hinges. | Lubricate shafts, hinges and rollers with silicone spray (never WD-40). If squealing persists, have a professional replace the rollers. | DIY possible |
| Cylinder lock turns freely without engaging | Misadjusted locking linkage, broken lock cam, defective European cylinder. | Inspect the side mechanism visually. A standard European cylinder can be replaced in 10 minutes, but the cam requires a professional. | Pro recommended |
| ProMatic motorisation strains then stops | Unbalanced door (spring issue), blocked rollers, or incorrectly set motor force. | Do not persist - the motor is signalling a mechanical fault. Professional diagnosis to determine whether the door or motor is the cause. | Pro recommended |
| Significant cold draught through the sides | Missing or hardened side seals, deformed frame, panel warped after an impact. | Replace the side seals (standard Hörmann part). If the frame is deformed: professional intervention with reshaping or replacement. | DIY possible |
| Panel is dented or cracked | Vehicle impact, thrown object, localised corrosion on an older model. | A minor dent can be disguised aesthetically. A deep crack or structural deformation requires replacing the panel or the entire door. | Pro recommended |
| Remote control no longer triggers opening | Flat batteries, disconnected receiver, unpaired remote, radio interference. | Replace the batteries. Re-pair the remote using button P on the BiSecur receiver. If unsuccessful: diagnose the receiver. | DIY possible |

Essential maintenance routine
A Hörmann up-and-over door lasts 20 to 25 years if maintained properly. The routine is simpler than for a sectional door (fewer moving parts) but must not be neglected - especially lubricating the shafts and checking the cables.
Panel cleaning
Wash the panel with diluted neutral soap and a soft cloth (never a pressure washer). Visual inspection of perimeter seals and the cylinder lock.
Lubricate shafts & rollers
A spray of silicone (never WD-40) on the horizontal shafts, side rollers, central hinges and lock barrel. A critical step to prevent seizing.
Visual check of cables & springs
VISUAL INSPECTION ONLY of the balancing springs, their fixings and, depending on the model, the cables. Look for signs of wear, fraying, corrosion. Never handle them - call a professional if in doubt.
Full service check
Balance test (door must hold in a mid-position without dropping), lock check, tightening of visible frame screws, cleaning of EPDM seals. Ideally carried out by a Fermelux technician under a maintenance contract.
Recommended products
- Technical silicone spray (Hörmann or equivalent)
- Dry microfibre cloth
- Diluted neutral soap (panel only)
- Cylinder lock lubricant (graphite)
- Replacement side seal (consumable part)
Avoid at all costs
- WD-40 (attracts dust, clogs shafts)
- Thick grease on springs (traps corrosion)
- Pressure washer (damages seals and paintwork)
- Solvents, white spirit, acetone (damage the paintwork)
- Handling the balancing springs (danger to life)
What you can do yourself
Up-and-over doors are balanced by permanently tensioned springs (a multiple-spring system on the Berry). These components store considerable energy: inexpert handling can cause serious injury.
You can do this
- Clean the panel and sealsSoapy water and a soft cloth. No mechanical tension involved - completely safe.
- Lubricate shafts and rollersSilicone spray only, a few seconds per point. Disconnect the motor before lubricating.
- Replace remote control batteriesStandard CR2032 or AAA battery depending on model. Close the casing without forcing.
- Lubricate the lock barrelGraphite lubricant or cylinder-specific silicone spray. One second is enough.
- Visually inspect cables and springsLook for fraying, corrosion, deformation. LOOK ONLY - never touch or test the tension.
- Replace a worn side sealThe seal clips into a groove on the frame. Replacement takes 5 minutes in a tension-free zone.
Never without a professional
- Handling the balancing springsConsiderable stored energy. Breakage or dismantling = serious or even fatal injury.
- Tension or detension a springRequires a calibrated specialist key, precise balance diagnosis and protective equipment.
- Replace a compensation cableCables are under direct spring tension. Any amateur handling is dangerous.
- Open the ProMatic motor casingLow-voltage circuits, residual capacitors, proprietary Hörmann programming.
- Straightening a lever armThe arm is under permanent mechanical tension. Forcing it makes wear worse.
- Replace a warped panelRequires dismantling the counterbalance system and neutralising the springs.
Warning - springs under tension
The balancing springs of an up-and-over door store considerable mechanical energy. Accidental breakage or inexpert handling can cause serious or even fatal injury. If your up-and-over door becomes unusually heavy, drops under its own weight, or you see a damaged spring or fixing: stop using the door immediately and call a certified technician.
